There are many hats that a Realtor can wear in sales transactions as either a seller's agent or a buyer's agent; tour guide, advertising agent, negotiator, advisor, etc. One aspect of the real estate transaction that an agent can not advise their client on is legal issues. A Realtor can tell their client how the closing will be conducted, their options in a Sales Contract, and some other aspects of the transactions. However, all Realtors must remember that if they give legal advice to their client they are breaking the law by practicing law without a license.
